Availability
and Access
Rapidly on the spot
The Van Nelle Design Factory lies at the cross point of
the A13 and the A20 and is directly accessible by car.
The route to the complex is clearly indicated at the exit
of the motorway.
By public transport, the no. 38 bus line is regular
and can transport you in approximately 8 minutes from
Rotterdam Central Station. From there, it is only a
two minute walk to the Van Nelle Design Factory.
Strategic and Convenient Regional Positioning
65% of the tenants in Van Nelle Design Factory come
from outside the Rotterdam region. There are numerous
companies with their head office stationed elsewhere,
who find the accommodation here that grants them the
accessibility appropriate to their needs. This is an
ideal spot for the Rotterdam / South Holland area.
Distances travelling by car:
Amsterdam < 1 hr 75 km
Utrecht < 1 hr 60 km
Den Haag 30 minutes 25 km
Delft 15 minutes 15 km
Breda 30 minutes 50 km
Parking
Each office unit has parking available (at an extra
charge) in one of the five car parks that can be found
around the office building complex. For visitors there
is sufficient parking just outside the complex, across
from the main entrance.
Safe and Reliable
The main entrance is accessible 24 hours a day, 7 days
a week. This is maintained by guards around the clock.
Every company has entrance passes for its’ employees
that allow entry into their own office and communal
areas. This is a reassuring thought. This process allows
employees to work whenever it is necessary; during the
day, in the evening or through the weekend.
Costs and Benefits
It is a misconception that office renting in this architectural
monument is expensive. You can rent an office unit for
only €85 per m2 (per year).
Another misunderstanding is that this impressive complex
(with a total surface area of 60,000 m2) is only suitable
for large companies with lots of employees. Indeed,
there are large units that have an area of 800 m2, however
there are also units available with an area of 70 m2.
The average size of units in this complex is around
400 m2.
Conserving Energy
During the renovation in 2000, double glazing was fitted
to keep energy costs to a minimum whilst still maintaining
a comfortable working climate.
